Project Management
Integrated Designs is experienced with construction delivery processes such as Design-Bid-Build, Design & Build, and Construction Management, however the process that best suits today’s complex, high performance, sustainable buildings is Integrated Project Delivery or IPD. The paradigm shift towards lean practices that affected the manufacturing industry is now starting to take place in the construction industry and IPD is the ideal process for delivering this new generation of buildings.
Integrated Project Delivery
Our Integrated Project Delivery service (IPD) is a collectively responsible project delivery process that responds to the current need for practical, sustainable building projects that can achieve higher quality at lower costs. By working with contractors in the design phase, for example, we can establish a “true fixed price” for an optimized design developed in collaboration with the people who will actually be building it. According to the book ‘Broken Buildings, Busted Budgets’ by Barry LePatner, the separation of design and build functions is not standard in other industries, and tends to carry a premium of 10%.
IPD harnesses the talents and insights of owners, designers, contractors, project managers, and consultants to:
- Optimize project results
- Reduce construction risks
- Minimize construction contingency
- Minimize overhead resulting from managing change noticesInstall tighter, more cost-effective systems
- Reduce waste
- Create more efficient designs
- Maximize efficiency through all phases from design to project handover
These accomplishments increase value to the owner, minimize all team members’ liability, and create good working relationships based on foresight and effective communication.
Our IPD services include:
- Putting together a collaborative, high performance Project Delivery Team
- Securing contracts for the IPD procurement method
- Developing the Project Delivery Plan
- Coordinating the implementation of the entire suite of IPD services
IDI adds value by providing IPD process coordination, mechanical & electrical consulting, sustainability consulting, design facilitation, LEED certification, energy simulation modeling, best practice and fundamental commissioning all under one roof.
This integrative strategy can deliver LEED Platinum facilities, normally associated with high cost premiums, for similar capital costs and hugely reduced life-cycle costs as non-LEED projects.
